Included in Every Price

  • Materials and labor
  • Tear-off and disposal of your old roof
  • A written, itemized quote
  • A GAF limited warranty with 50 years of non-prorated protection, and Homze’s 12-month limited installation warranty

These prices are estimates. Your price is set in the written quote you get after your free roof inspection.

Where your home lands in the range depends on the size and pitch of your roof, what has to come off, and the roof’s condition. Roofers measure roofs in “squares.” One square is 100 square feet, so a 2,000-square-foot roof is 20 squares.

What Affects the Cost of a New Roof?

  • Roofing material. Asphalt shingles are the most affordable choice and perform well in wet weather. This Old House puts the average for metal in Washington at about twice the price per square foot of asphalt, in exchange for a much longer life and natural resistance to moss and algae. Cedar shakes have a natural look but need more maintenance in damp Seattle weather. Modern flat-roof homes commonly use TPO, PVC or EPDM. Our guide to the best roofing materials for Portland and Seattle compares how long each one lasts here.
  • Roof size and complexity. The larger and more complex the roof, the higher the cost. More angles, valleys and levels mean more time and material.
  • Pitch. GAF notes that roofs steeper than about 8:12 need specialized safety equipment, and crews can’t work on them as fast. That extra time raises labor costs.
  • Layers to remove. Each existing layer adds tear-off labor.
  • Hidden damage. Rotted decking or mold has to be fixed before the new roof goes on.
  • Chimneys, skylights and dormers. Each one adds flashing and sealing work.
  • Ventilation or solar panels. Either may require custom work.
  • Moss and access. Heavy moss buildup, multi-level designs and hard-to-reach roofs often take more labor and materials.

How to Get an Accurate Roof Estimate

Start with a price range. Homze prices a roof replacement from your home’s living area and number of stories. Use the range to set a budget before you talk to anyone, and to spot quotes that look padded.

Then get an in-person inspection. A price range or satellite image can’t see your decking or flashing, so the final price comes from a visit. Book one on our Portland roof replacement or Seattle roof replacement page. A free Homze roof inspection includes:

  • An attic inspection, which comes with every Homze roof inspection
  • A look at your roof’s size, slope, exposure and style, and a recommendation for the GAF product that fits it
  • A written, itemized quote, with tear-off and disposal of your old roof included

Prepare for the visit. Have your home’s square footage handy, along with how many roofing layers you think it has, any materials you prefer and your specific concerns, such as leaks or discoloration. Clear access to the attic and around the house, photograph any interior leaks, and write your questions down in advance.

What a Quality Roof Replacement Should Include

A quality roof replacement should include:

  • Tear-off of the old shingles
  • Inspection of the roof deck, with repairs to damaged sections
  • New underlayment and flashing
  • Installation of the new roofing material
  • Ventilation upgrades where needed
  • A manufacturer warranty registered in your name

Installing a new roof over the old one is possible but not recommended, because of the added weight and the moisture it can trap. Homze does full tear-off and replacement only.

Why the Cheapest Roofing Quote Isn’t Always the Best Value

Some contractors price tear-off separately, which makes their total look lower. Check that every quote you compare includes it. A low estimate may also leave out the parts of a roof that keep water out:

  • High-quality underlayment
  • Proper flashing installation
  • Ventilation improvements
  • Eligibility for an enhanced manufacturer warranty

In a climate as wet as Portland’s or Seattle’s, shortcuts lead to leaks, mold and early roof failure, which cost more in the long run. Compare quotes line by line: materials, scope of work and warranty, not just the total.

Choosing a Roofing Contractor in Portland and Seattle

The contractor matters as much as the material. Look for a licensed and insured roofer with local experience in Portland or Seattle weather, strong manufacturer-backed warranties, and positive reviews and references. Homze is a GAF Master Elite® contractor, a designation held by fewer than 2% of roofers nationwide, and a 2025 GAF President’s Club Award winner. Our Vancouver, WA office serves the Portland-Vancouver metro area and our Kent, WA office serves the Seattle metro area. Paying for a New Roof: Financing and Insurance

Financing. Homze offers interest-free and deferred-payment options for well-qualified buyers, on approved credit. Some homeowners use a home equity line of credit for larger projects.

Insurance. Homeowner’s insurance helps only when a covered peril, such as wind, hail or a storm, damaged your roof, and then it often covers some of the cost. Document the damage right away and contact your insurer before you commit to a contractor.

Should You Repair or Replace Your Roof?

A repair can make sense when damage is in one spot and the roof is fairly young. Replacement usually makes more financial sense when:

  • The roof is over 20 years old or near the end of its expected lifespan
  • Repairs are becoming frequent or costly
  • Leaks appear in more than one area
  • Shingles are missing or curling
  • Sunlight is visible in the attic

In Seattle’s damp climate, moss is a common culprit that shortens a roof’s life. Poor attic ventilation does damage from the inside by trapping moisture in the attic. A free Homze inspection, attic included, shows which of these you’re dealing with and ends with a recommendation and a written quote. Homze only does full roof replacements, not repairs or moss removal. For the full list of warning signs, see signs you need a new roof.

Caring for Your Roof After Replacement

  • Clean your gutters twice a year.
  • Trim branches that hang over the roof.
  • Have the roof inspected once a year.
  • Keep moss in check with eco-friendly treatments.

Frequently Asked Questions

How Long Does a Roof Replacement Take?

Most jobs take one to three days. GAF says an asphalt shingle roof on an average-sized home can often be replaced in one to two days. Larger, steeper or more complex roofs take longer, and so do jobs that wait out rain or need decking repairs: rotted decking found during tear-off can add anywhere from a few hours to an extra day. Our roof replacement process guide walks through each day of the job.

Can the Price Go Up After Work Starts?

Yes. If tear-off uncovers rotted decking or structural damage, it has to be repaired, which adds cost. A reputable contractor explains this possibility before the job starts.

Do I Need a Permit to Replace My Roof in Portland?

Usually not, for a house. The City of Portland says reroofing with a roofing material of similar weight doesn’t need a building permit, even when some or all of the roof sheathing is replaced. You do need one to reroof a townhouse or a home in a wildfire zone, or to install solar roof panels. Outside Portland city limits, including Vancouver, check with your own city or county.

Do I Need a Permit to Replace My Roof in Seattle?

Usually not, for a house. The City of Seattle says one- and two-family homes and townhouses don’t need a permit for re-roofing as long as nothing in the building envelope changes except adding or replacing insulation, at an equal or better insulation value. Re-roofing that alters the envelope in any other way needs a construction permit. Outside Seattle city limits, check with your own city or county.

How Long Does a New Roof Last in Portland and Seattle?

In Oregon, This Old House puts asphalt shingles at 20 to 30 years, with algae-resistant and architectural shingles holding up better against moss and moisture. In Washington, it puts them at 20 to 25 years, and closer to 30 for algae-resistant shingles. Shade and moss shorten that, because moss holds moisture against the roof, so keeping branches trimmed back helps.

Is Metal Roofing Worth the Cost in Seattle?

It can be for long-term homeowners. This Old House says metal lasts 50 to 70 years in Washington and resists moss and algae, but it costs about twice as much per square foot as asphalt.

What Warranty Comes With a New Homze Roof?

Every Homze roof comes with a GAF limited warranty with 50 years of non-prorated protection. Silver Pledge™ and Golden Pledge® upgrades add workmanship coverage, and our 12-month limited installation warranty covers the work. Our roofing warranty guide explains what roofing warranties do and don’t cover.

Is a New Roof Worth the Investment?

Yes. A new roof protects your home from water damage and adds curb appeal and resale value, especially when it comes with a warranty that transfers to the next owner.

Are Roofing Estimates Free?

Homze estimates and inspections are free, with no obligation.

What Time of Year Is Best for Roofing in Portland and Seattle?

In Portland, it’s summer. July and August are Portland’s driest months: National Weather Service normals for Portland International Airport show about half an inch of rain in each, against more than 5 inches in November and December. In Seattle, it’s late spring through early fall, when rain is less frequent. Roofs can still be replaced in wetter months when crews plan around the forecast. Our guide to the roof replacement process covers timing season by season.
