What Does a 50-Year Roofing Warranty Really Cover?

Team Homze · · 6 min read

On a GAF roof, a “50-year warranty” means a lifetime limited warranty on the shingles and accessories with 50 years of non-prorated coverage, available through GAF’s enhanced warranties when a GAF-certified contractor installs a full GAF system. For those 50 years it pays the full reasonable cost of fixing manufacturing defects, including labor and, when needed, tear-off and disposal, and the higher tiers add coverage for installation errors. It doesn’t cover hail, fire, inadequate attic ventilation, or damage from foot traffic and objects blown onto the roof.

What “50 Years” Means on a GAF Roof

GAF’s Timberline® shingles carry a lifetime limited warranty. On a single-family house owned by individuals, “lifetime” means as long as you own it, or as long as the second owner does if the warranty was properly transferred. The 50 years you hear about is GAF’s Smart Choice® Protection Period: the stretch after installation when coverage is non-prorated, so GAF pays the full reasonable cost of the covered repair. After it ends, GAF reduces what it pays to reflect the years of use you’ve had.

Not every GAF roof gets 50 years. The standard warranty that comes with the shingles, whoever installs them, has a 10-year non-prorated period and doesn’t cover workmanship, tear-off or disposal. The 50-year period comes with GAF’s enhanced warranties, which require GAF shingles plus qualifying GAF accessories installed by a GAF-certified contractor. Other manufacturers use their own terms, so read the warranty itself before you sign.

Manufacturer Warranty vs. Workmanship Warranty

Roofing warranties fall into two categories:

Detail Manufacturer warranty Workmanship warranty
What it covers Defects in the roofing products Installation errors
Who backs it The manufacturer The contractor, or the manufacturer on some enhanced warranties
GAF example (Timberline HDZ®) Lifetime limited, 50 years non-prorated on enhanced warranties 10 years under Silver Pledge™, 25 years under Golden Pledge®

When the manufacturer backs the workmanship coverage, you aren’t relying only on the roofer staying in business. Under GAF’s Silver Pledge terms, an installation error found in the first two years is the contractor’s to fix, and GAF steps in if the contractor can’t or won’t.

GAF Warranty Tiers Compared

GAF’s comparison chart for Timberline HDZ shingles lists these tiers:

Warranty Who can offer it Non-prorated period Tear-off and disposal Installation errors
Shingle & Accessory (standard) Any installer 10 years Not covered Not covered
System Plus GAF Certified, Certified Plus or Master Elite® contractor 50 years Covered when needed Not covered
Silver Pledge™ GAF Certified Plus or Master Elite contractor 50 years Covered when needed 10 years
Golden Pledge® GAF Master Elite contractor only 50 years Covered when needed 25 years

Besides the shingles and accessories, GAF’s Silver Pledge™ covers installation errors in the flashing at valleys, dormers, sidewalls, chimneys and plumbing vents. Our warranty page covers the warranties behind every Homze service.

Why Contractor Certification Matters

GAF’s enhanced warranties can only be offered by contractors GAF has certified, and Golden Pledge only by Master Elite contractors. GAF says certified contractors must be insured and licensed where their state requires it, and it weighs years of roofing experience and customer reviews. Fewer than 2% of roofers nationwide hold Master Elite status, and Homze is one of them. Every Homze roof comes with at least GAF’s System Plus warranty, and Silver Pledge™ and Golden Pledge® are available as upgrades. Every job also comes with our 12-month limited installation warranty. To check a roofer’s credentials, see our guides to choosing a roofing contractor in Portland and Seattle.

What a 50-Year Roofing Warranty Does Not Cover

GAF’s sample Silver Pledge warranty lists what it won’t pay for, including:

  • Hail, fire and other acts of nature, and wind above the rated speed (shingles under GAF’s WindProven™ wind warranty have no wind speed limit)
  • Inadequate attic ventilation, which GAF says is not an installation error
  • Damage from people walking on the roof or objects blown onto it
  • Settling or structural problems in the house or the roof deck
  • Ice dams, except leaks where a GAF leak barrier was defective or misapplied
  • Badly designed or installed gutters
  • Damage to the inside or outside of the house, including mold
  • Damage to or from rooftop equipment such as air-conditioning units, skylights and satellite dishes

For storm damage, check your homeowners insurance.

Questions to Ask About Any Roofing Warranty

  • Which warranty is it, and who registers it? Get the warranty’s name in your contract. GAF’s sample Silver Pledge says the contractor must register it within 45 days of installation, and it doesn’t take effect until it’s registered and the contractor has been paid in full.
  • Does it cover labor and tear-off? GAF’s standard warranty doesn’t. Its enhanced warranties pay labor, plus tear-off and disposal when needed, during the 50-year non-prorated period.
  • Does it cover installation errors, and for how long? On GAF’s chart that ranges from none on the standard warranty to 25 years on Golden Pledge for Timberline HDZ.
  • What does it cover besides shingles? Check whether flashing, underlayment, leak barrier and ventilation products are included.

How to Keep Your Roofing Warranty Valid

  • Keep the warranty certificate, final invoice, product information and any approved change orders together. If a GAF warranty hasn’t arrived within 60 days of installation, call GAF.
  • Report a problem to GAF within 30 days of noticing it. GAF’s terms say telling your contractor doesn’t count as telling GAF.
  • Don’t repair or replace the roof before GAF has evaluated your claim, or the claim may be denied. If a repair can’t wait, give GAF notice first.
  • Stay off the roof, and think twice before adding rooftop equipment: GAF doesn’t cover damage from foot traffic or from satellite dishes and similar add-ons.

Frequently Asked Questions

Is a 50-Year Roofing Warranty Worth It?

Yes, if it’s an enhanced warranty. During the 50-year non-prorated period it pays for labor, plus tear-off and disposal when needed, which GAF’s standard warranty doesn’t, and Silver Pledge and Golden Pledge add coverage for installation errors.

Do 50-Year Shingles Really Last 50 Years?

Not usually. The 50 years is a warranty period, not a lifespan. This Old House puts asphalt shingles at 20 to 25 years in Washington and 20 to 30 years in Oregon, with algae-resistant shingles lasting longer. The warranty pays for manufacturing defects, not for a roof that has simply worn out.

Is a Roof Warranty Transferable?

GAF’s can be transferred once. Under the Silver Pledge terms, the buyer must notify GAF in writing within one year of the sale. If the home sells within 20 years of installation, the new owner gets the same coverage; after that, coverage drops to two years and is prorated.

What Voids a Roof Warranty?

Under GAF’s Silver Pledge terms, the warranty doesn’t take effect until it’s registered and your contractor has been paid in full, and a claim can be denied if you repair or replace the roof before GAF evaluates it. Coverage also excludes damage from inadequate ventilation, foot traffic and rooftop equipment. Terms vary by product and tier, so read your own warranty document.

Does a Long Warranty Mean I Can Skip Inspections?

No. A warranty covers defects and, on some tiers, installation errors. It doesn’t cover hail, discoloration from lichen and other growth, or damage from people on the roof, so have the roof checked after big storms and deal with small problems early.
